A complete installation and commissioning of a 2-hour fire-rated roller shutter system was successfully carried out for a commercial facility requiring enhanced fire compartmentation and regulatory compliance. The project involved the supply and installation of a heavy-duty fire-rated roller shutter constructed with fire-resistant interlocking steel slats and robust guide channels designed to provide effective protection against the spread of fire and smoke. A high-performance motorized operating system was installed to ensure reliable day-to-day operation. To provide automatic emergency response capabilities, the fire shutter system was fully integrated with the building's centralized Fire Alarm Panel (FAP). Upon activation of the fire alarm system, the shutter is programmed to automatically deploy, creating a secure fire barrier even during power interruptions. Comprehensive testing and commissioning were performed to verify system performance and compliance requirements. The scope of testing included fire alarm signal integration, controlled emergency descent operation, automatic deployment functionality, and manual override operation during simulated power failure conditions. A comprehensive electrical upgrade and maintenance project was successfully completed for three heavy-duty commercial roller shutters to improve operational efficiency, access control, and system reliability. The existing control panels and mechanical settings had deteriorated over time, resulting in inconsistent operation and incorrect travel limits that placed unnecessary strain on the shutter motors. To address these issues, our engineering team carried out a complete control system modernization and servicing program. The scope of work included replacement of the existing control panels with new remote-enabled systems incorporating wireless RF receivers, allowing centralized and convenient operation of all three roller shutters. In addition, the upper and lower limit switches of each motor were carefully calibrated and adjusted to ensure precise stopping positions and prevent over-travel or excessive motor loading. Comprehensive preventative maintenance was also performed, including lubrication of guide rails and drive components, inspection and alignment of shutter tracking systems, operational testing, and load verification. The scope of work included the installation of a new 600 kg capacity heavy-duty roller shutter motor, providing sufficient lifting power for the heavy-gauge shutter curtain and ensuring smooth, reliable operation. In addition, the existing push-button control station was removed and replaced with a new 3-position control unit (Up / Stop / Down). Electrical rewiring and calibration of the control circuitry were carried out to ensure seamless communication between the control station, motor system, and limit switches.
